Most states require multifamily property management firms to obtain a real estate broker’s license in each state where it manages property. Even if your firm or an affiliate owns the properties, it is likely required to be licensed. How does your firm become licensed? It must have a licensed real estate broker become its Designated Broker, Employing Broker, Managing Broker, Qualifying Broker or Broker-in-Charge of your firm.
Unless an employee of your organization happens to already be licensed as a broker in the state you manage properties, becoming licensed can require years of experience, hundreds of hours of education, and passing a difficult exam. Subsequently, your employee-broker must take continuing education courses and ensure the properties are following all real estate laws and regulations, on top of their normal everyday duties.
Property Management being considered a “real estate activity” in most states, requires that the property management firm have a Broker of Record or Designated Broker. GVS Realty Services has a broker license in Arizona, Colorado, Nevada, and Tennessee for hire that will assist your organization to become compliant in these states.
Hiring GVS Realty Service as your Broker is an option, and this alone will bring you into compliance. However, broker supervision requirements are state- specific and change constantly. If your Broker is not providing adequate supervision to ensure you are complying, you can be found to be in violation of real estate licensing laws. Penalties can include fines, criminal charges and the suspension or revocation of your corporate license. If audited by the department of real estate commission, your ability to operate your business could be at risk.

Gregory V. Stobart, CPM
Owner/Broker
Gregory Stobart has been in the property management field for 40 years. In his career, Greg has worked for MG Properties Investment Real Estate Management Company, which provides property management, leasing and capital project management services to the Arizona, Seattle, Portland, and California portfolios. Prior to re-joining MG Properties, Mr. Stobart was associated with Management Support as the Director of Property management and supervised more than 13,000 units in Arizona and Texas. Fairfield Residential, as Regional Vice President in Northern California, Regional Manager for Equity Residential in Arizona, Area Director and Project Manager of United Dominion Realty Trust throughout Tennessee. His responsibilities included managing a portfolio more than 4,500 apartment homes across the state of Tennessee while implementation of more than 5 million dollars of renovation work throughout that region. Greg received the Arizona Multifamily Association Regional Manager of the Year awards in 2007, 2008, and 2013 and the 2009 San Diego County Apartment Association Mark of Excellence award for Regional / Portfolio Manager of the Year in San Diego. Currently Mr. Stobart is serving on the Arizona Board of Directors in the past, he served on the SDCAA Board of Directors. While in Memphis, Mr. Stobart was on the Memphis Apartment association steering committee. Additionally, he was on the AMA education, Membership and Government affairs committee.
Education
Mr. Stobart received a Bachelor of Science. in Real Estate – Property Manager from the University of Memphis in 1999 and a CPM designation from the Institute of Real Estate Management 2005.
